Terms & Conditions

1. Booking and Payment:

  • To secure your reservation, a deposit or full payment is required at the time of booking, based on the property and rental duration selected.
  • All bookings are subject to a full guest background check, including an I.D. submittal and confirmation process.
  • Guests may be required to submit a refundable damage deposit or can purchase a damage rider for a nominal fee.
  • Payments can be made through our secure online payment system using major credit cards or other accepted methods.
  • All rates are subject to applicable taxes and fees as per local regulations.

2. Discounts:

  • Discounts may be provided for extended stays or returning guests, subject to availability.
  • Multiple discounts will only be considered on an approval basis, please reach out to us prior to discuss any discounts you may feel are available to you.

3. Cancellation Policy:

  • Strict cancellation policy
    • For cancellations made within 48 hours of the booking date and time, and at least 14 days prior to the individual listings check in date and time, a full refund minus any applicable processing fees will be issued.
    • For cancellations 48 hours after booking date and time, a 50% refund will be issued if the check in date and time is greater than 7 days from date of cancellation.
    • No refunds will be issued for cancellations within 1 week of check in date and time.
  • No refunds will be provided for early check-outs or unused portions of the reservation.

4. Occupancy and Guest Responsibilities:

  • The maximum occupancy of each property is clearly stated and must be adhered to at all times.
  • There may be additional charges for guests above a certain value up to the property maximum.
  • Guests are responsible for ensuring that the property is kept in good condition throughout their stay.
  • Guests must report any issues to the Host immediately upon discovery.
  • Any damages or breakages caused by guests or their visitors during the stay, or fines levied by any authority having jurisdiction will be the responsibility of the guest and may be charged accordingly to the payment method on file.

5. Check-In and Check-Out:

  • Check-in times are strict and cannot be modified unless prior arrangements are made.
    • Early check-in may be accommodated based on availability and subject to an additional fee of $45 per hour.
    • Early check-ins, when pre-arranged and confirmed, are permitted up to a 2-hour maximum.

    • Late check outs, when pre-arranged and confirmed, are permitted up to 2-hours maximum.

6. Property Use and Rules:

  • The property shall be used for vacation purposes only, and no commercial or unlawful activities are allowed on the premises.
  • By accepting a vacation booking, guests waive all medium-term residency rights as the offering is understood to be a Short-Term stay.
  • Guests are required to adhere to the rules and regulations outlined in the property’s information guide and any additional guidelines provided by the Property Management / Host.

7. Smoking and Pets:

  • Smoking is strictly prohibited inside any property.
    • Designated smoking areas may be available outdoors, listing depending.
    • Guests wishing to smoke must seek further information from the Property Manager / Host based on the listing chosen.Pets are not allowed unless specified as a pet-friendly property.
  • Pets are not allowed unless specified as a pet-friendly property.
    • If a pet-friendly property is booked, pets will be accommodated based on a $75 fee per pet.
    • Pet damages and excessive cleaning are the responsibility of the guest and may be charged as an additional fee upon departure based on post check out inspection.
    • Pets are not permitted on furniture or beds.
    • Guests with allergies are advised to inquire about pet-friendly accommodations in advance.

8. Liability and Indemnification:

  • Incorporated Living Ltd. and its affiliates shall not be liable for any injuries, accidents, or damages to guests or their belongings during their stay.
  • Guests agree to indemnify and hold harmless Incorporated Living Ltd. and its affiliates from any claims, losses, or expenses arising from their use of the property or violation of these terms and conditions.

9. Force Majeure:

  • Incorporated Living shall not be held responsible for any delays, cancellations, or disruptions due to unforeseen events or circumstances beyond our control, including but not limited to natural disasters, acts of government, or transportation disruptions.

Notes:

  • Quiet hours are observed from 11:00 p.m. to 7:00 a.m.
  • Parties and events are not allowed in the properties.
  • Guests must follow all house rules and any policies sent via the app or guides during their stay.
